ONCE YOU HAVE HAD A LOOK AT OUR MODELS AND HAVE A DESIGN YOU WOULD LIKE TO BUILD, WE BOOK A PHONE CALL MEETING TO ANSWER ANY QUESTIONS AND TO COORDINATE A SITE VISIT TO BEGIN THE REQUIRED CHECKLIST

WE MOVE FORWARD WITH A DEPOSIT TO BEGIN

STRUCTURAL CRITERIA CHECKLIST 

WE PREPARE YOUR SITE VISIT CHECKLIST WITH OUR STRUCTURAL ENGINEERS  AND BEGIN PREPARING SPECIFIC DETAILS ON THE BUILD FOR THE FINAL  APPROVED DRAWINGS TO SEND TO CITY FOR BUILDING PERMIT

WE THEN CREATE THE CONTRACT & SCOPE OF WORK TO BE SIGNED, TO COMPLETE THE BUILD BASED ON DRAWINGS THAT WILL BE SENT TO THE LOCAL JURISDICTION OF THE CITY FOR BUILDING PERMIT APPROVAL

STEP 3 : PERMITTING

LOCAL BUILDING DEPARTMENT PLAN REVIEW CAN VAIRY IN TIME GREATLY FROM EACH CITY. OUR TEAM EARLY ON WILL COMMUNICATE WITH THE BUILDING DEPARTMENT DURING STEP 2 DESIGN PROCESS TO ADDRESS ALL REQUIREMENTS

IF PERMIT DESIGN IS NOT APPROVED WE RESOLVE ANY CONCERNS WITH THE LOCAL BUILDING DEPARTMENT & REVISE PLANS TO RESEND TILL GRANTED APPROVAL 

ONCE BUILDING PERMIT IS ACQUIRED WE ARE READY TO SCHEDULE YOUR DESIRED  BUILDING START DATE 

PERMIT PLANSSUBMITTED &APPROVED

STEP 4 : BUILD

WE NOW HAVE ALL REQUIREMENTS READY, BUILDING PERMIT & CONTRACT & SCOPE OF WORK DOCUMENTS SIGNED. WE ARE READY TO BEGIN FORMING THE BUILDING PLAN AND ESTIMATED TIMELINE OF BUILD COMPLETION FROM HOME OWNERS DESIRED START DATE 

ALL OF OUR BUILDS ARE BUILT IN COMPLIANCE WITH THE ONTARIO BUILDING CODE & ARE BUILT WITH THE SAME PROCEDURES THAT WE USE TO BUILD CUSTOM HOMES. FROM FOUNDATION, TO FRAMING AND ROOFING AND WATERPROOFING, OUR MODELS ARE MADE TO LAST AS LONG AS NEWLY BUILT HOMES

AS BUILD PROGRESSES THE CITY INSPECTOR WILL COME TO CHECK ALL REQUIREMENTS ARE MET AS PER PLAN APPROVED BY THE CITY. ONCE WE COMPLETE "FINAL OCCUPANCY" WHICH IS THE FINAL INSPECTION, YOUR BUILD IS READY TO LIVE IN & OR RENT !

BUILT TO WITHSTAND ALL WINTERS

STEP 5 : ENJOY

APPRAISAL

ONCE BUILD IS COMPLETE YOUR PROPERTY WILL INCREASE IN APPRAISAL OVER DOUBLE COST OF BUILD

CASH FLOW

EACH MONTH YOUR RENTAL INCOME WILL PRODUCE CASH FLOW  PROPORTIONATE TO RENT RATES FOR SIMILAR SIZED SPACES, SUCH AS THE BEDROOM AND BATHROOM AND LOCATION OF UNIT 

EQUITY

AS YOU GENERATE CASH FLOW THE RENTAL UNIT WILL BUILD EQUITY UNTIL THE UNIT IS FULLY PAID AND THE RENTAL PROFIT ON CASHFLOW IS NOW GREATLY INCREASED

    YES, AS OF 2019 IT IS NOW LEGAL TO BUILD BACKYARD SUITES WITH BATHROOMS KITCHENS AND BEDROOM BILL 108 MORE HOMES MORE CHOICE ACT
  • WHAT SIZE CAN I BUILD ?
    ALL OF OUR MODELS ARE CUSTOM BUILT TO ANY SIZE SPECIFIC TO HOME OWNERS REQUEST
  • ARE THESE LEGAL RENTAL UNITS ?
    YES. THESE UNITS ALSO INCREASE PROPERTY VALUE OVER 2X COST OF BUILD
  • THESE UNITS ARE FOR YEAR ROUND USE ?
    YES! ALL OF OUR UNITS COME FULLY INSULATED WITH HEATING AND A/C UNITS DUCTLESS MINI SPLIT, WATER BOILER, RADIANT (HEATED) FLOORS ETC
  • DO I NEED PERMIT TO BUILD ?
    UP TO 161 SQUARE FEET NO PERMIT NEEDED. HOWEVER IF THERE IS PLUMBING IN UNIT, PERMIT IS REQUIRED REGARDLESS OF SIZE
  • WHERE DO UTILITIES CONNECT TO ?
    ELECTRIC & PLUMBING ARE MOST ALWAYS RUN DIRECTLY FROM THE MAIN PROPERTY. RARELY IF THE MAIN RESIDENCE CANNOT SUPPORT ADDITIONAL PLUMBING OR ELECTRIC WE RUN UTILITIES DIRECTLY TO CITY LINE PAST DRIVEWAY
